The building process begins with an initial consultation to discuss client objectives, budget, desired building locations, financing options, lifestyle (indoors and outdoors), and personal decorating preferences and styles.
Building site selection and evaluation is a key element in the overall construction process. Factors such as drainage,
utilities, site preparation, foundation costs, etc. must all be considered.
This involves a detailed discussion of criteria dealing with such issues such as whether the client desires a gated community, school district implications, golf course requirements, views, acreage, property tax assessments, sewer vs. septic systems, etc.
The physical aspects of potential lots will also be considered, including tree removal, solar impact of morning-afternoon sun, slopes, drainage, slab reinforcement, landscaping, actual home placement, etc. We will walk with you on potential sites, and analyze for suitability to your unique requirements.
Johnson Humphrey Homes is currently building in several popular south Tyler communities, including Cook's Ranch, Cumberland Hills on Skidmore near Paluxy and Loop 49, and Southhaven.
We also build in other developments, and area towns, either on a lot we provide, or on a lot you already own.
During this phase, Johnson Humphrey will review the client's conceptual ideas, sketches, preliminary drawings, photographs, floor plans, articles, etc.
We will discuss layout options, square footage requirements, number of bedrooms, baths, interior design features, furniture locations, and exterior design styles. We will also discuss building materials such as window styles, roofing, brick, stone, lumber, decking, etc.
Outdoor amenities such as pools, hot tubs, outdoor kitchens, tennis courts, and patio areas will be included in the custom design.
At the conclusion of this phase, Johnson Humphrey will present a final design document along with pricing and a proposed building schedule.

Once a contract is finalized and financing arranged, Johnson Humphrey will proceed with securing necessary permits, and begin lot clearing, grading, erosion control and pad preparation.
As construction continues, Johnson Humphrey will meet with the client regularly at the site or at our offices to keep you involved in the process, and up-to-date on progress.
We coordinate with the client as detailed design and decorating decisions need to be made.
Our building and decorating partners represent a portfolio of well-established, professional plumbing, lighting, landscape, painting, and other vendors in the Tyler area that will assist the client in making selections.
